Bill 122 and Its Implications

Following two incidents due to miscalculations in construction and poor building inspections which cost the lives of Montreal citizens, The Régie du bâtiment du Québec (RBQ) implemented Bill 122. According to the principles of the law, all building and condominium owners must have their facades inspected, when the building has five or more floors. The goal of facade inspections is to detect and predict any deterioration and defects that could compromise public safety. The first inspection must be done no later than the 10th anniversary of the construction of the building and verified every five years after.
