What is Law 122?

Law 122 was put into place by RBQ in 2013 to ensure the facades of residential buildings and commercial buildings of 5 storeys and more are safe for tenants and passersby. With law 122, the facade (or exterior) of the building must be inspected upon 10 years of the building’s construction and every 5 years thereafter. This law also states that any parking lots of two storeys or more are to be inspected. A detailed report on the facade inspection and a certificate of compliance must be issued by a professional thereafter. The ultimate goal is to ensure that no dangerous conditions exist or develop that may put in jeopardy the security of the public.

What is included in a facade inspection report produced by Genispec after a facade inspection?

Any facade inspection report produced by Genispec’s engineers includes:

  • A detailed report signed by an engineer, member of the OIQ, and compliant with the requirements of the explanatory guide of the RBQ with regards to the facade inspection;
  • Recommendations for corrective work and recommended deadlines, if applicable;

  • A photographic annex of the observations and the location of the defects on the elevation plan;
  • A description of the remedial work required to keep the facades safe and a recommended maintenance program to follow;
