Building Condition Report

What is a Building Condition Report?

The building condition report is a document that enumerates the many deficiencies of the common parts of a building, whether it is commercial, industrial or a condominium. This report helps to determine the current condition of the building in order to advise the administrative team of any defects, their consequences and any future repairs required. This report is the result of a review of the building’s components, including its quality, maintenance, remaining life and capacity to perform.

The components inspected to produce a building condition report include the following:

  • Ripe
  • Windows and doors
  • Balconies
  • Roofs
  • Elevators
  • Stairs
  • Mechanical and electronic system
  • Security equipment

The inspection of each element of the building allows the professional engineer to have an overview and to classify, in the building condition report, the urgency of the work to be carried out for each component and of the repairs. to be carried out as a priority. The report also indicates the consequences of the deficiencies found and is typically accompanied by additional comments to facilitate understanding.

Why is the building condition report important?

The building condition report is part of the documents necessary to prepare your contingency reserve fund study (or asset management plan) which is now mandatory to complete every five years according to Bill 16. Consequently, the drafting of this document by a professional engineer is essential in order to maintain the condition of the building and ensure a healthy and safe living condition for the condominiums. The report helps to predict, and therefore to avoid, additional costs and expenses associated with ignoring deficiencies or poor maintenance.
